Do you want to make the sale of the house proceed more smoothly? While suggesting to your sellers that they could add a little lighting to a shaded room, or put a fresh coat of paint on the children's room walls, or installing new carpeting to make the house more appealing you can also recommend a mold inspection. Finding out whether or not a mold contamination problem exists in the house can save a house sale from falling through and also save a lot of money not to mention headaches. Documenting the problem, or lack of one, is a very important step in the real estate business these days. The public is very aware of "toxic mold" and "black mold" and if a home inspection discovers evidence of moisture and potential mold growth, everything comes to a halt and panic sets in.

GML offers a quick consultation inspection including results and a report with recommendations within 48 hours. The consultation is mainly a visual inspection with one or more surface samples collected of suspected mold to confirm and document its presence. We can generally provide recommendations at the time of the inspection.

A more comprehensive inspection would include indoor air quality samples, surface samples, and wall or ceiling cavity samples when applicable (walls or ceilings damaged from a roof leak, for example). Results from this type of inspection are received in 5-7 days with a detailed, more extensive report being sent out by email, fax, and mail within 10-14 days from the date of inspection. Clearly, the more comprehensive inspection provides more information regarding a potential mold problem. If given enough time, the seller can have the comprehensive inspection, remediation, and 'clearance' testing done all before the house goes on the market. This type of inspection will answer most or all questions from potential buyers (who are asking a lot these days!) and take away the surprise factor that comes when a home inspectors finds mold no one ever knew about; that's when the panic usually sets in, for everyone involved. Be pro-active and suggest a mold inspection before the house goes on the market and be prepared for those knowledgeable and nervous buyers.
